An asbestos register scored by priority risk

Asbestos records are only useful if they say where the material is, what condition it is in and what you are doing about it. Gaffer records the ACM type, material assessment, condition and priority risk score against the location — with the management action tracked to completion.

How the asbestos register works in Gaffer

A record per identified material, against a site and a specific location within it.

Located precisely

Site name, address and location detail put the material somewhere specific — 'ceiling void, second floor east' rather than 'building'.

Assessed and scored

ACM type, material assessment, condition and priority risk score are recorded, which is what determines whether the response is management or removal.

Actions tracked

Management action with a due date and completion date, so a register entry that needed something done shows whether it was.

What you get

The asbestos register sits with your surveys, waste records and site data in one platform.

  • Record type, site name, address and precise location detail
  • Surveyor name, surveying company and survey date
  • ACM type with material assessment and condition
  • Priority risk score recorded against the material
  • Management action with action status, due date and completion date
  • Notifiable work flag with the notification reference
  • Linked to the job and to any resulting waste consignment records

Common questions about asbestos register

Who has the duty to manage asbestos?

Regulation 4 of the Control of Asbestos Regulations 2012 places the duty on whoever is responsible for maintenance of non-domestic premises. That often means your commercial customers — and a register you can maintain on their behalf is a service, not just an obligation.

What is the difference between material and priority assessment?

The material assessment scores how likely the material is to release fibres if disturbed. The priority assessment scores how likely it is to be disturbed, based on use and occupancy. Together they determine what action is needed, and Gaffer stores both.

What is notifiable non-licensed work?

Certain lower-risk asbestos work must be notified to the relevant enforcing authority even though it does not need a licence. The register records the notifiable flag and the notification reference so that evidence sits with the material record.

Can I keep registers for multiple customer sites?

Yes. Records are held against sites, so you can maintain a register per property for every commercial customer whose premises you manage or work in.
